Sales Transactions Hold Steady (174) Average price = $369,085

May 19,  2013

 

While the number of sales transactions from week to week only increased by one, the average sale price reported was up slightly more than $26,500. This is attributed to the shift in the property mix with 27 more single family homes selling this week compared to last - absorbing a higher percentage of overall sales. 

 All types of property including lots and acreage, manufactured homes, recreation properties, all single family home types and strata properties ( apartments, condos and town homes) are included in this report.

The board area  stretches from Revelstoke through Peachland and these numbers relate to all MLS® residential property types.

First Time Buyers Lead Homebuyers in April.

The results of OMREB's APRIL 2013 Buyers Survey are just in. During the month of April, there was substantial increase in purchases by First-Time Buyers and a nominal bump-up in Revenue Property by Investors, while other catagories saw a drop or remained the same as the previous month. 

A total of 226 respondents participated in this survey – representing 58% of the 392 OMREB sales representatives who acted as Buyers Agents, and 38% of the 595 deals closed on behalf of Buyers in April. While this data is collected voluntarily and does not comprise all sales, it is the only data we have about who is purchasing what for Okanagan Shuswap.

APRIL SURVEY SUMMARY


Property Type:

25.9% by First Time Buyers  (up from 16.2 in March)*
18.6% of purchases were by Move-Up Buyers  (down from 24.6% )
11.8% buying Revenue/Investment Property  (up from 10.6%)*
10.5% moving from Single Family Home to Strata Unit  (same as March – 10.6%)
5.5% moving into Retirement Home/Seniors Community  (down from 7.8%)
4.5% moving from Strata property to Single Family Home  (down from 6.1%)

* During the month of April, there was substantial increase in purchases by First-Time Buyers and a nominal bump-up in Revenue Property purchases by Investors, while other categories saw a drop or remained the same as the previous month.

Buyer Type (Family Dynamic):
24.8% Two Parent Family/Children (up from 23.1% in March)**
22.6% Empty Nesters/Retired (down from 27.5%)
21.7% Couple without Children (down from 25.8%) 
12.8% Single Male (up from 7.7%)**
10.6% Single Female (down from 12.6%)
5.3% Single Parent with Children (up from 2.2%)**

** In April, there was an increase in purchases by Two Parent Families with Children, and a significant rise in purchases by Single Males and Single Parents with Children, while other categories saw decreases.

Moving From: 
56.6% from Within OMREB Board Area  (down from 57.6% in March)
19.0% from Alberta (up from 17.9%)***
11.1% from Lower Mainland/Vancouver Island  (up from 8.7% )***
9.3% from Other Areas in BC  (down from 10.3% )
1.3% from Saskatchewan/Manitoba (down from 2.7%)
1.3% from NWT/Yukon (up from 0%)***
0.9% from Outside Canada  (down from 1.1%)
0.4% from Eastern Canada/Maritimes (down from 1.6%)

*** Compared to March, there was more movement from Alberta, Lower Mainland/Vancouver Island, and NWT/Yukon during April, and less migration from all other areas.

Residential Sales Up Across the Board.

May 13,  2013

All zones the Okanagan Shuswap real estate region saw increased sales activity May 6 - 2, 2013 from the week before, but the average sale price declined. All types of property including lots and acreage, manufactured homes, recreation properties, all single family home types and strata properties ( apartments, condos and town homes) saw more sales this week over last. 

The board area  stretches from Revelstoke through Peachland and these numbers relate to all MLS® residential property types.

North Zone (Predator Ridge to Enderby) April Market Report
May 6, 2013 
We've combed the OMREB database to add some details to their report for residential MLS® real estate in the month of April, 2013. The North Okanagan remains firmly in a Buyers Market. In the North Zone (Predator Ridge to Enderby): overall sales for April in the North Zone showed a nominal improvement over last year – up 2.9% to 140 units from 136 in 2012.
 
Year‐to‐date,sales were down 10.9% compared to the first four months of 2012 (to 377 from423).
 
Total residential sales for the month rose 5.7% over last year to 130 units versus 123 in April 2012. Single family home sales were down 13.3% to 72 units compared to 83 last year at this time.
 
While inventory for April dipped 1.6% to 2,329 from 2,366 in 2012, the 478 new listings taken for the month remained at the 2012 level(477). Here are the numbers:

Central Zone (Peachland to Lake Country) April 2013 Market Report
May 6, 2013
The Okanagan Mainline Real Estate Board has produced it's monthly statistics, and we've added our extra information from their database to provide you a CLUE to what is going on in the local residential MLS® real estate market.
 
During April, overall sales in the Central Zone were up 19.1% to 406 units from 341 in 2012. Year‐to‐date, unit sales remained the same as for January through April last year at 1,190 units.
 
Total residential sales for the month improved 15.6% to 371 units compared to 321 last year. Single family home sales in April jumped 20.7% from 2012 (to 216 units from 179).
 
The 1,062 new listings taken during the month remained similar to 2012 (1,060), with inventory for the month down 8.5% to 4,524 units from 4,943 last April. Here is a look at the numbers:

Shuswap Zone (Salmon Arm to Revelstoke) April Market Update

May 6, 2013 

We have added some extra info from the Okanagan Mainline Real Estate Statistics (using their database) for the  Shuswap Zone (Salmon Arm to Revelstoke) During April, overall unit sales in the Shuswap‐Revelstoke Zone improved 25% at 75 units compared to 60 in 2012. Year‐to‐date,sales were at the same level as January through April 2012 (195 units).

 

Total residential sales for the month were up 18.0% to 59 units from 50 last year. Single family unit sales for the month improved 39.3% with 39 units compared to 28 in April 2012.

While new listings taken in the Zone dropped 8.2% over last April (to 315 from 343), inventory rose1.6% to 1,638 from1,612 during the same month in 2012.  This zone is firmly in Buyers Favour every step of the way. Here are the numbers:

APRIL STATS:  OKANAGAN-SHUSWAP HOUSING MARKET STRONGER IN APRIL

 Here is the latest overview from the Okanagan Mainline Real Estate Board with regard to residential sales activity from Revelstoke to Peachland. 

Kelowna, BC – The Okanagan Mainline Real Estate Board (OMREB) reported April 2013 sales activity of all MLS® property types improved over the same month last year as the housing market strengthened moving into spring.

Following fairly flat first quarter results province-wide, during April the Okanagan-Shuswap market saw a bounce-up in sales and consumer demand compared to this time last year.

Although 2013 had a sluggish start, sales in our Board area have seen steady improvement month-over-month, and are currently up year-over-year. We hope this positive trend continues going forward as buyers and sellers take advantage of the spring market activity.

Due to the divergence in OMREB’s three market areas, sales activity tends to vary among property types zone by zone, Singbeil notes. While the Central Okanagan and Shuswap experienced an uptick in April, the North Okanagan remained relatively flat and saw minimal gains.

Now is a good time to buy. There is still a good selection of properties and great opportunities to get into a home at an attractive price – especially while interest rates remain at historic lows.

Serious sellers will be sprucing up their homes, sharpening their pencils and listing their properties to take full advantage of the heightened buyer activity typical of the spring market.

The right packaging -- a good location, strategic pricing and great curb appeal – is as important as ever. Sellers who sharpen their pencils and pay attention to presentation are selling their homes the quickest. If your home is priced well, it should sell.

Home values vary based on location, so it is essential to work with a local real estate professional to understand current market conditions and to provide comparisons specific to your area. To ensure your pricing is appropriate for your market area, and has room for buyers to negotiate, it is important to consult with a REALTOR® about how your property type is currently faring locally and, more significantly, in your particular neighbourhood.

Number of Sales and Average Price Down From Last Week Regionally.

May 5,  2013

 Both the number of residential MLS® real estate sales transactions and the average sale price fell slightly this week compared to the numbers we posted last week for the Okanagan Shuswap region. This week - the Central Okanagan zone saw more transactions - while the North Okanagan and Shuswap declined significantly more than offsetting Central Okanagan gains. In doing these stats weekly for the last several years the trend USED to be that for every 4 Sales in the Central Okanagan, 2 sold in the North and 1 in Shuswap. This year  however I am seeing the Central Okanagan outpace the North consistently with a 3 to 1 ratio and the Shuswap lags far behind the North at 3/1 as well most weeks.

The board area  stretches from Revelstoke through Peachland and these numbers relate to all MLS® residential property types including lots and acreage, manufactured homes, recreation properties, all single family home types and strata properties ( apartments, condos and town homes)

March Buyer Survey: Move Up Buyers Dominate the Market

The results of OMREB's MARCH 2013 Buyers Survey are posted! 

 A total of 184 respondents participated in this survey – representing 55.9% of the 329 OMREB sales representatives who acted as Buyers Agents, and 39.8% of the 462 deals closed on behalf of Buyers in February. This survey is voluntary - and the results are not "reliable" but they are the only indication we have. I think that makes them worth considering


MARCH SURVEY SUMMARY

Property Type:

24.6% of purchases were by Move-Up Buyers  (up from 21.3% in February)*
16.2% by First Time Buyers  (down from 19.7%)
10.6% moving from Single Family Home to Strata Unit  (up from 7.1%)*
10.6% buying Revenue/Investment Property  (down from 13.2%)
7.8% moving into Retirement Home/Seniors Community  (up from 7.1%)*
7.3% purchasing Recreation Property  (down from 12.6%)
6.1% moving from Strata property to Single Family Home  (down from 6.3%)

* During the month of March, there was an increase in purchases by Move-up Buyers as well as owners of Strata units moving to Single Family homes, and Seniors moving into Retirement Communities.

27.5% Empty Nesters/Retired (up from 18.8% in February)**
25.8% Couple without Children (same as February) 
23.1% Two Parent Family/Children (down from 30.5%)

Average Sale Price $381,078 and $59,448,196 in combined sale volume!

April 28, 2013

Average sale price jumped this week up to $381,078 which is higher than we have seen in awhile. Home sales were up in each of the 3 zones, and land sales were down overall and in the Central and North Okanagan with the Shuswap zone stable at 1 sale. 

The board area  stretches from Revelstoke through Peachland and these numbers relate to all MLS® residential property types including lots and acreage, manufactured homes, recreation properties, all single family home types and strata properties ( apartments, condos and town homes)

Sales volume creeps toward $48 Million last week. What is Selling?

April 14, 2013

 With an increase in strata property sales, lots and manufactured homes, and a decrease in the number of single family home sales, it is not a surprise that we saw the average sale price decline this week from last weeks $356,059. This week, the average sale price was $328,002. The number of sales that occurred was up from 119 to 146, and the total sales volume resulting was over $5 Million higher this week coming in at $47,888,249.

The board area  stretches from Revelstoke through Peachland and these numbers relate to all MLS® residential property types.

Based on the OMREB database sales reported April 8 - April 14, 2013 here is our update:

Home Sales Jump Across Region. Was HST A Factor?

April 7, 2013

The Okanagan Shuswap residential market sales jumped in the Single Family Home sector of the market this week, up by 26 sales! Of those sales, 5 of them (ALMOST 20% were vacant homes, built in 2011 - 2013) There is no way to know if the timing of these transactions coincided with the repeal of HST on home sales. The Transitional Tax and GST are now applied to new home sales instead of the HST. Land sales are not subject to the transitional tax, making NOW  a great time to pick up land for your next home. Central Okanagan March 2013 Update: Townhome Sector Leads Market
Here is the information from the Okanagan Mainline Real Estate Board for residential MLS® sales reported in the Central Okanagan for March, 2013. The townhome sector leads the market with 11.78% of the active inventory selling in March. This indicates a move toward a more  balanced market for the townhome sector at this time. Overall in the Central Okanagan, with the absorption rate sitting at 10.02% the Central Okanagan is seeing stronger sales of active inventory compared to its counterparts in the North Okanagan and Shuswap, where rates sit at 7.03% and 4.06% respectively. Market balance may be returning to Kelowna area real estate.

March Statistics: 8.62% of Homes on the Market Sold in North Okanagan
While sales are still down in March compared to March 2012 - the market does seem to be gaining some traction.  We saw an Sell to Inventory number that indicates that 8.62% of homes on the market in March were sold. This is still a Buyers Market.
 
Here are the results from the Okanagan Mainline Real Estate Board, along with some added info from our search of the database, to provide you a CLUE to what is happening in the North Okanagan real estate market.
