What Sold in Shuswap BC Real Estate Jan. 10, 2010

This overview of the real estate sales activity in Shuswap reflects the real estate sales activity from January 4  to 10th, 2010. In this time, 10 properties moved from for sale to sold status. Sales happened this week in Salmon Arm , Sicamous, Revelstoke and Eagle Bay real estate.

Lots and Acreages for sale:

Two small acreages  (land for sale)sold in Shuswap BC real estate during this time. Both were in the same development area of Ranchero Heights. They were bought by different buyers - but indications are that the buyers may be known to each other.

  These Shuswap real estate lots for sale were priced at $151,900 and $142,900 and sold for $145,000 and $141,500 respectively. Thus the median lot price for sold lots in the Shuswap was $143,250. These acreage parcels were both 2.47 acres. They were each on the market 250 days.

In these recent sales for property in the Shuswap, the seller accepted an average of 97.2% of the last listed price - with amounts ranging from 95.5% to 99% of asking.

Manufactured Homes for sale:

This week in Shuswap real estate, one manufactured (mobile) home sold.  It was listed for $106,000 and sold for $98,500. The sellers accepted 92.9% of the listed price.  This Salmon Arm  mobile home was on the market for 242 days. It was originally listed at $118,500

Single Family Residential Homes for sale:

Five  of the homes for sale in Shuswap communities moved to sold status between January 4  and 10th 2010.

These homes were on the market an average of  182 days and sold for median sales price of $260,000 on a median list price of $269,000. Listing prices for the homes that sold ranged from $194,500 - $649,000 and the corresponding sale prices ranged from $185,000 to $600,000 .

On average sellers accepted 95.3% of the current listed price with the lowest accepted price reflecting 92.4% and the highest being 98.3% of asking price. Four properties sold for less than $300,000 and one sold above $500,000.

Strata properties for sale:

In the sector of Shuswap real estate that includes apartments, condos, and attached, semi detached and detached townhomes 2 properties moved from for sale to sold status during this week. 

The median list price of these townhouses was $347,950 and the median sale price was $340,000. The townhomes had been on the market an average of 71 days and sellers accepted an average of 97.6% of the last listed price. One unit was built in 1994 and the other was a new unit built in 2009, which sold for $1000. less than list price.
