2070 Single Family Dwellings Listed in the North Okanagan in 2008
So what does that mean, and what happened to those properties....
Well, firstly it does not mean that there were 2070 properties for sale. One of the challenge in dealing with statistics is filtering out unwanted data. Let's use this situation as an example to demonstrate that. I did a search for all Single Family Dwellings ( using the same criteria that the local real estate board uses when working with this catagory ) with a stipulation that the listing must have been activated between January 1, 2008 and December 31, 2008.
This chart indicates a synopsis of the results:
Numerically it looks like this:
Listings Activated 2070
Status = Active 608 representing 29.37%
Status = Expired 519 representing 25.07%
Status = Withdrawn 371 representing 17.92%
Status = Sold 572 representing 27.63%
But we have all driven to work and seen properties that have been re-listed, sometimes we don't realize it - unless the Company holding the listing changes. Even if the Company and the REALTOR remain the same sometimes rather than extend the listing - it is "relisted" under a new MLS number... making it appear "New" to the database. This is done for many reasons - all of which relate to attracting attention, and thus hopefully buyers to the property.
So .. even though there were 2070 listings activated.. there were not 2070 properties listed. Which begs the question - how many were there? Well.. as soon as I know I will post that information!
