Vernon Real Estate Activity by Price Range in June 2008
Okay - I admit it.. I am a stats junkie... the more I look the numbers to see what is going on in the market - the more curious I get - and the more things I find to explore. I wonder what I would be doing if there was access to Excel in High School...Anyway.. I got to thinking - having the median price was one thing.. and then adding the range also adds some perspective but it still only paints part of the picture as to what is happening in the North Okanagan Real Estate Market.
The North Okanagan covers a pretty vast geographical area - and as such, the variety within homes and property values is also widespread. For this post - let's confine our analysis to a snapshot of the transactions that happened within the month of June, 2008 in the Single Family Dwelling catagory.(Using the OMREB criteria)
Based on today's data, 74 transactions took place between June 1 and June 31, 2008.
15 of these properties sold for under $ 300,000
28 sold between $300,000 and $399,999
19 old between $400,000 and $499,999
6 sold between $500,000 and $599,999
5 sold between $600,000 and $699,999
which leaves one last property that sold for $2,645,000
As the largest community, it makes sense that Vernon was also the most active sales area - with 52 of these transactions related to single family dwellings in the City of Vernon. Vernon Homes sold at prices ranging from $210,000 to $2,645,000 with a median price of $380,900.
8 Sales were in Coldstream, with the remainder scattered among the outlying communities.Coldstream Homes sold at prices ranging from $299,900 to $620,000 with a median of $507,000.
The North Okanagan Median for single family homes in June was $376,400
