Hesperia Lands - Planning for Attainable Housing in Vernon

Last night the Hesperia Development Corporation held its first public open house to unveil the concept plan for the "Hesperia Lands" in Vernon's up and coming Okanagan Landing neighbourhood.

 What are the "Hesperia Lands?"

The Hesperia Lands  is a 69 acre hillside parcel of land on the east side of the valley  between Kin Beach and Downtown Vernon. The land was zoned for development in the 1970's, prior to the formation of the Agricultural Land Reserve.

Who Owns the Hesperia Lands?

The City of Vernon purchased the property in 1981. In 2005, the City applied to have the Lands removed from the Agricultural Land Reserve - a request that was authorized since the lands had been approved for development prior to them being taken into the ALR.

What is the Role of the City of Vernon in this project?

The City of Vernon created the Hesperia Development Corporation to develop attainable, sustainable housing on this site. The Development Corporation operates at arms length from the City of Vernon. The City's role is to appoint the Board of Directors, approve plans and annual budgets, guarantee loans and ultimately benefit from any profits that arise.

What is the make up of the project team?

A team of professionals has been retained from various local disciplines to work on the Hesperia Plan, including

  • Architecture / Urban Planning
  • Transportation Engineering
  • Civil Engineering
  • Public Consultation
  • Environmental
  • Geo-technical Engineering
  • Archaeology and
  • Land Economics

I love it! Could perhaps be a tad more polished, but it’s far better than what we use at the moment, nonetheless

Seems like sellers of these things simply have another model for generating revenue. To this end, I¡¯ll look for other, less expensive, marketing tools. Thanks for this hard research.
